Thermoplastic Roofing Systems (TPO & PVC)

A Practical Option for Flat and Low-Slope Roofs
TPO and PVC are two of the most common systems we install and work on.
They’re both single-ply membranes designed for flat or low-slope commercial roofs. When they’re installed correctly and maintained over time, they can be a reliable, cost-effective solution for a wide range of buildings.
Like most roofing systems, how they perform long term comes down to the details— installation, drainage, and how the roof is taken care of over time.
TPO vs. PVC: What’s the Difference?
We get this question quite a bit.
Both systems are similar in how they’re installed and how they function, but there are a few differences that matter depending on the building.
- TPO is typically more cost-conscious and widely used
- PVC tends to perform better in environments where there are chemicals, grease, or exhaust exposure
Neither is “better” across the board. It really depends on what the roof is exposed to and what you need it to do.
If you’re not sure which direction makes sense, we can walk the roof with you and talk through it.
What We See Over Time
Most issues with TPO and PVC roofs aren’t immediate—they show up years down the line.
In our experience, the most common things we run into are:
- Seams that have started to separate
- Punctures from foot traffic or equipment
- Areas where the membrane has aged or shrunk
- Sections of the roof that aren’t draining the way they should
In a lot of cases, the system itself is still usable. It just needs attention in the areas where it’s started to wear.
Repairs vs. Replacement
These systems are usually very repairable, especially if problems are caught early.
If the membrane is still in good condition overall, we can often make targeted repairs and extend the life of the roof without replacing it.
If the system is nearing the end of its lifespan or showing widespread wear, we’ll let you know what we’re seeing and help you weigh your options.
We don’t take a one-size-fits-all approach. Some roofs make sense to repair. Others don’t.
Energy Efficiency
Both TPO and PVC are reflective systems, which means they help reduce heat absorption.
For many buildings, that can help with cooling costs, especially during the summer months.
That said, energy savings depend on a few factors—insulation, building use, and overall roof condition—so it’s something we look at as part of the bigger picture.
Where These Systems Work Best
TPO and PVC are commonly used on:
- Warehouses
- Office buildings
- Retail spaces
- Medical and light industrial facilities
If the roof is flat or low-slope, these systems are usually worth considering.
