Extending the Life of a Roof That Still Has Something Left

Not every roof needs to be replaced.

In some cases, the structure is still solid, and most of the wear is happening at the surface. That’s where a roof coating can make sense.

Elastomeric coatings are applied as a liquid and cure into a seamless layer over the existing roof. The goal is to seal the system, protect it from further wear, and extend its usable life.

That said, coatings aren’t a fix for every roof. Knowing when they work—and when they don’t—is the important part.

We usually look at coatings as a restoration option, not a shortcut.

A roof may be a good candidate if:

  • The structure underneath is still sound
  • Most of the issues are surface-level wear
  • There are no widespread moisture or saturation problems
  • The system still has some life left in it

In these situations, a coating can help extend the roof’s lifespan without the cost and disruption of a full replacement.

There are also times when a coating isn’t the right approach.

If we’re seeing:

  • Trapped moisture in the system
  • Significant structural damage
  • Widespread failure across the roof

A coating may only cover up the problem for a short time.

We’ve been on plenty of roofs where a coating had already been applied over issues that should have been addressed first. In those cases, it usually leads to more work later.

Our approach is to look at the full condition of the roof and be upfront about whether a coating is actually going to help.

What the Process Looks Like

When a coating is the right fit, the process is fairly straightforward.

It typically includes:

  • Cleaning and preparing the roof surface
  • Making any necessary repairs beforehand
  • Applying the coating system across the roof
  • Sealing seams, penetrations, and problem areas

Compared to a full replacement, it’s usually faster and less disruptive to the building.

What We See Over Time

Coated roofs can perform well, but like anything else, they still need attention.

Over time, we typically see:

  • Areas where the coating has worn thinner
  • Seams or penetrations that need to be resealed
  • Spots that may need touch-up applications

The advantage is that maintaining a coated roof is usually more manageable than starting over with a full system.

Energy Efficiency

Most elastomeric coatings are reflective, which helps reduce heat absorption.

For some buildings, that can help with cooling costs. Like anything else, it depends on insulation, usage, and the condition of the building as a whole.
