Types of Metal Roofing Systems

Standing Seam Systems
Standing seam systems use vertical panels with raised seams that lock together to create a watertight surface. These seams can be snap-lock or mechanically seamed, depending on the system.
When installed correctly, standing seam systems tend to perform well over time because the fasteners are concealed and protected from the elements.
Exposed Fastener Systems
Exposed fastener systems use overlapping panels that are fastened directly through the face of the metal.
They’re more straightforward from an installation standpoint, but over time, the fasteners are typically where we see wear and potential issues develop.
What We See in the Field
Most metal roofs don’t fail all at once.
In a lot of cases, the panels themselves are still in good condition. The issues usually show up in:
- Fasteners that have loosened or backed out
- Seams that have started to separate
- Flashing that’s worn or pulling away
- Early stages of rust in exposed areas
These are the areas that tend to lead to leaks if they’re not addressed.
