A Layered System That’s Been Around for a Long Time
Built-up roofing, often called BUR, is one of the more traditional systems used on flat commercial roofs.
It’s made up of multiple layers of asphalt and reinforcing materials, built up over time to create a durable, water-resistant surface. You’ll still find it on a lot of existing buildings, especially older commercial and industrial properties.
We’ve worked on BUR systems in all stages—repairs, restoration, and full replacements—so most of what we do comes down to understanding how the system has aged and what it needs next.
How BUR Systems Work
BUR is built in layers.
Those layers are designed to:
- Provide multiple levels of waterproofing
- Add durability across the roof surface
- Create redundancy if one layer begins to wear
The top layer is often finished with gravel or a coating to help protect the system from weather and UV exposure.
When everything is holding together the way it should, BUR can be a dependable system.
What We See Over Time
Because BUR is layered, the way it ages is a little different than single-ply systems.
Over time, we typically see:
- Blistering or bubbling in the layers
- Cracking from temperature changes
- Areas where water is sitting longer than it should
- Sections where the surface has worn down
Some of these issues are surface-level. Others can point to moisture within the system, which takes a closer look.
Repair, Restore, or Replace
BUR systems can often be repaired, depending on their condition.
If the issues are isolated, we can usually:
- Address damaged sections
- Seal problem areas
- Reinforce areas that are starting to wear
In some cases, a coating system can be used to help extend the life of the roof.
If the system is holding moisture, breaking down across multiple layers, or reaching the end of its lifespan, replacement may be the better long-term option.
